Our Wittington Studio project consisted of the full strip out and CAT B fit out for client Wittington Investments on the 4th floor of a multi-storey commercial development.

Delivered in JV with Dowds, works were undertaken in 2 phases to enable them to be completed around an incumbent tenant to allow for unimpeded access to work areas. During phase 1 we established temporary partitions with door access, to allow site and client access to maintain the comms room for essential business functions.

Working within a live commercial environment required a flexible approach to site management. We undertook weekly look aheads with key stakeholders to ensure that noisy works were coordinated outside of tenant meeting times.

Located in the city of Westminster we had limited space to store onsite materials so we operated a just in time delivery schedule to ensure the space did not become overburdened. All deliveries were booked in 48 hours in advance and were scheduled outside of peak traffic times. Our logistics plan identified a one way route to minimise disruption which was shared with our supply chain.

The lift and the stair cases were used as material delivery routes we added temporary protection to ensure no damage was incurred.

During the design development phase we worked closely with the architect to deliver 3D renders of the designs, allowing the client to make informed decisions and visualise the space. Recognising the client’s desire for a modern, smart enabled workspace we installed systems to enhance the functionality of the new space. This included a touch screen booking system for meeting rooms and carefully designed meeting rooms with AV systems to support hybrid working practices.

Recognising procurement as our key programme risk, we had a procurement tracker which identified key milestone dates. To derisk deliveries we used our suppliers warehouse in London to facilitate early orders.
