42 Conduit Street, London

Delivered in JV with Dowds, our 42 Conduit Street project encompassed an extensive renovation of a Grade-II listed 18th century terrace house.

We delivered a CAT A office space within the first to third-floor and a premium apartment on the fourth-floor. The scope included the creation of terraces on the first and fourth floors, along with the installation of plant equipment at the rear of the building. Additionally, the project involved the enhancement of thermal performance through the installation of secondary glazing at the front and rear building windows, as well as new wall and roof insulation throughout and replacement roof works to the rear. Internal works included CAT A fit-out, as well as some modifications to partitioning.

Undertaken as a Contractor Design Portion within a JCT Intermediate Building Contract, we had design responsibility for all new M&E services. Given the building’s Grade-II listing, we prioritised heritage experience as a key weighting within our supply chain procurement, identifying CES as our MEP supplier, who have direct experience of working on Grade-I and Grade-II listed buildings.

In addition to design responsibility for all new M&E services, the new terraces and secondary steelwork also formed part of our Contractor Design Portion. The terrace is traditionally waterproof construction and paving and is supported by new beams attached to the existing brickwork, requiring careful loading assessments to ensure the designed fixings were appropriate.  Prior to issuing the manufacture order, we ensured that we had Status A approval from both our own and the client’s appointed structural engineers for the supplier issued steelwork design and associated loading calculations.

As part of our terraces design, our balustrade design required a cantilevered solution to overcome loading challenges. Loading assessments of the heritage brickwork demonstrated that loading capabilities were insufficient to enable the balustrades to comply with the minimum deflection threshold if fixed direct to the brickwork. Additionally, fixing direct into the new terrace would require fixing through the insulation which would penetrate the waterproofing line. We therefore developed a cantilevered solution, with the structural support for the balustrade sitting above the terrace insulation, to maintain the waterproofing integrity and extended beneath the terrace and tied close to the wall fixing.
